Built in 1840 by a transport carrier, this Karoo Victorian house in the shade of Jacaranda trees has the singular distinction of being the only house in Graaff-Reinet with an indoor pit latrine. It is now a national monument, but it continues its early reputation of providing every modern comfort.
Unlike many traditional Graaff-Reinet residences, Buiten Verwagten Bed and Breakfast is set back from the street which increases its imposing splendour. To add to its glory, the second oldest vineyard in town grows prolifically in this garden (the oldest is at Reinet House, the museum).

Carol-Ann invites you to enjoy her heritage home, Buiten Verwagten Bed and Breakfast, set in a formal Victorian garden nestled in the heart of historical Graaff-Reinet. Together with her luxurious 4 Star B&B accommodation in the main house, there are three self-catering garden suites, with air-conditioning, for those who value their privacy and independence.
Buiten Verwagten Bed and Breakfast has a reputation for excellent unobtrusive service, which includes a continental breakfast (fruit juice; a choice of four yoghurts; four cereals; three breads; fruit and tea or coffee) - full breakfast on request.
For your added pleasure, there is a lapa at the main pool area where you can relax, enjoying the beautiful garden that surrounds this gracious house, while preparing a meal in the state of the art braai. Another en suite room decorated in Carol-Ann's inimitable style is in the Annex adjoining Buiten Verwagten Bed and Breakfast.
Cool down at the end of a long Karoo day in one of our refreshing swimming pools with their own braai areas. There is a television with M-Net in every room, and ceiling fans keep the air moving in summer, electric blankets and heaters ensure that you are cosy during winter.
For those who want to test their skill at pool, there is a games room in the annex next door. For your peace of mind off-street parking is available.
